When the seller doesn't need cash today. Maybe they want steady income. Maybe they don't want the tax hit all at once. They get cash flow; he gets the house.

On listening

The seller will tell you exactly how to buy the house. You just have to listen long enough to hear it.

Every motivated seller is solving a problem. Money is rarely the deepest part of it. Hear the rest — the timing, the relief they need, the burden they're carrying — and the offer practically writes itself.

II.
On range

There are really only two ways to buy a house. Cash, way below value — or payments, over time. Everything else is just a variation.

Either cash below value for a quick payday, or payments over time for steady wealth. Master both and there isn't a seller you can't help.

III.
On what you bring

The conversation is the work. Everything else is technique. You already know how to have a conversation.
